New Landscape Standards Tops Planning Commission Agenda
A FULL AGENDA MONDAY NIGHT
The Costa Mesa Planning Commission meets again on Monday, January 25, 2016 beginning at 6:00 p.m. in City Council Chambers at City Hall to contemplate a full agenda, which may be viewed HERE.
NEW LANDSCAPE STANDARDS
Public Hearing #1, HERE, is wide-reaching and deals with new landscape standards and an update the Water Efficient Landscape Guidelines. State laws and an executive order by Governor Brown last year have prompted these changes, which significantly tighten the noose on landscaping in the city. For example, this new ordinance reduces the landscape threshold subject to this ordinance to 500 square feet, down from 2,500 square feet for public and private development and 5,000 square feet for owner built custom homes. LIVE ENTERTAINMENT AT AL FORNO
Public Hearing #2, HERE, is a request for a conditional use permit by the Al Forno Caffe Italian Restaurant on Mesa Verde Drive East for live entertainment - 1-3 entertainers to provide background music for diners. The staff recommends approval on this one.
ANOTHER MICROBREWERY ON RANDOLPH
Public Hearing #3, HERE, is for a proposed microbrewery, Gunwhales Ales, with a tasting room at 2960 Randolph Avenue. The business will involve:
EXPANSION OF SOCIAL COSTA MESA
Public Hearing #4, HERE, is a second amendment to the Conditional Use Permit for the restaurant, Social Costa Mesa, which will increase the square footage by 50% and expand the Valet Parking. Charts are available for review on the staff report.
FIVE UNITS AT VICTORIA AND MINER
Public Hearing #5, HERE, is a planning application and tentative tract map for a proposed five-unit small lot subdivision at 548 Victoria Street, on the corner of Miner and Victoria. The units range in size from 2,404 - 2,928 square feet, all with 4 bedrooms and 3 bathrooms. As proposed it has no deviations from Code and involves the maximum build out allowed by the General Plan.

- Parking - Shared parking. Code requires 24 spaces, 48 are provided.
- Deviation from Front Street Setback - 10 feet required, 8 feet proposed.

Parking for the new homes is on street only? That's going to be a rough one.
welcome to the political theater known as election year in Costa Mesa. These characters will be struggling to balance their marching orders with their personal aspirations for higher office (as opposed to vetting projects for a better Costa Mesa).
Be sure to pay attention to the man behind the curtain.
